Gas Safe
Most people take boilers, cookers, fires and any other gas appliances they have for granted assuming they are working properly, efficiently and most of all safely. Generally, its only when a problem occurs many people take notice (click this to see how many unsafe situations have occurred in your area). It is recommended that your appliances are serviced regularly or in accordance with your manufacturer's guidelines but at least checked annually to establish they are operating safely.
However Landlords do have a requirement and must be able to provide their tenants with an up-to-date Gas Safety record. By law, landlords must have all gas appliances checked annually by a Gas Safe registered Engineer. The Gas Safe registered engineer will provide a Gas Safety record (CP12 Certificate) upon completion of the check.
